Plan your sleeping arrangements before you arrive, then make time for shared meals, lake days and a film together. Six bedrooms across two floors, with five double beds, one bunk bed and two bathrooms. Bedroom 6 is the small bunk room next to Bedroom 1.

- Getting around
- Two bedrooms and a bathroom can be reached from the parking area without stairs. Contact us about your specific access needs.
Flexible sleeping arrangements: all double beds can be separated into two single beds. Bunk beds are shown separately in the room allocation.
The house is reserved for your booked group.

Parking & car charging
There is space for up to 5 cars. All cars must be parked inside the property boundary, in the parking area — never on the lawn or outside the property. Keep the access route clear.
The charger is in the parking area, with a Type 2 cable. Open the Nabbe charger in Monta to see the price, start charging and pay.
Cooking together
The kitchen has a large fridge and freezer, a Moccamaster coffee maker, kettle, toaster and microwave.
Outside, make dinner with the Weber gas BBQ, outdoor induction hob or Ooni gas pizza oven. Bring your ingredients and leave cooking equipment clean after use.
What to pack
Bring food, drinks, your favourite coffee and shower gel or body soap. Pack swimwear for the sauna, jacuzzi and lake.
We provide bed linen, towels, kitchen towels, hand soap, washing-up liquid and dishwasher tablets, plus a starter supply of toilet paper. Bring any extra toilet paper you expect to need during your stay.

01 · Warm up & unwind
Sauna & jacuzzi
Make an evening of it: enjoy the sauna, take a break outside and settle into the warm jacuzzi.
Sauna is included year-round. Jacuzzi is included May–October; a winter jacuzzi is an optional extra.
On each day you use the jacuzzi, add chlorine after use according to the instructions and dosage provided on site.

02 · Out on Rånnavägssjön
A boat trip & fishing
Head out together, explore the lake and bring a fishing rod if you fancy trying your luck.
Two motorboats and one canoe are included May–October. Boats are unavailable November–April. Wear life jackets and follow the boating instructions on site.

03 · Pack something good
A picnic trip to Komosse
Pack lunch, a blanket and a flask of coffee, then head out for a walk to the picnic spot. Leave time to sit, eat and enjoy the surroundings.
Drive around 10 minutes to Komosse, then walk around 20 minutes along the wooden boardwalks through the moor. Wear good shoes, pack water and take your rubbish home.

04 · Stay out a little longer
Tripod BBQ & campfire bread
Cook dinner over the open fire with the tripod grill, then wrap bread dough around sticks and bake it slowly over the embers.
Use the designated fire area, check current fire restrictions and never leave the fire unattended. Put it out completely afterwards.

A relaxed evening indoors
Make a movie night of it with the private cinema, or gather for dinner together. Use the equipment instructions in the house, and remember to sign out if you use a personal streaming account.

There is parking for up to 5 cars inside the property boundary. Use the parking area, never the lawn or spaces outside the property. Keep the access route clear.
A small trail leads to the lake and sandy beach. Please respect the neighbours’ private lake access.
Your door code arrives by SMS one day before check-in. If you have not received it, contact us before arrival.
Settle in
Standard check-in is 16:00. If you have booked early access, you may arrive from 13:00; housekeeping may still be working until 16:00.
Connect to Villa Nabben, the open guest Wi-Fi network — no password needed. The Calm.estate network is reserved for house devices; please leave those devices connected.
Keep outdoor noise down from 23:00.

04 · Before you leave
Checkout instructions
Checkout is at 10:00, or 11:00 with pre-booked late checkout.
- Leave the house tidy and take your belongings.
Put furniture and household items back where you found them and sign out of your streaming accounts.
- Clean the kitchen and start the dishwasher.
Wash pots and pans, wipe the worktops and remove leftover food. Load used dishes, add a dishwasher tablet and start the programme before leaving.
- Take all rubbish to the sorting bins outside.
Separate glass, metal, cardboard and plastic from general waste and put each material in its labelled bin. Do not leave mixed bags beside the bins.
- Moor the boats and refill the fuel can.
If you used a motorboat, leave it in the water with its motor attached and tie it securely at its designated mooring. Do not pull it out or remove the motor. Refill the supplied fuel can with the fuel specified on site.

Can we drink the tap water?
Yes. The tap water is drinkable and comes from our own water source.
Is the house suitable for winter stays?
Yes. The house is heated by a heat pump, with underfloor heating and radiators. Use the controls in the house to adjust the temperature.
Where can we buy a fishing permit?
Buy your permit from iFiske for Rånnavägssjön. Check the permit area and current fishing rules before heading out.
Which everyday essentials are provided?
We provide hand soap, washing-up liquid, dishwasher tablets, kitchen towels and a starter supply of toilet paper. Bed linen and towels are included for booked guests. Bring your own shower gel or body soap, food, drinks and any additional toilet paper you may need.
What should we do if the power goes out?
The electrical panel is in the children’s room with the bunk bed, in the right-hand wall cabinet. Look to see whether a breaker has tripped. Do not remove covers or touch wiring. If you are unsure, or the power does not return, contact us.
The main-fuse cabinet is outside on the white wall of the house. Please leave main-fuse replacement to the host or a qualified electrician.
Is the house just for our group?
Yes. The Nabbe is reserved for your booked group, up to 12 guests in the house.
What size are the beds?
Bedrooms 1–5 have five double beds: four measure 180 × 200 cm and one measures 160 × 200 cm. Bedroom 6, next to Bedroom 1, has one bunk bed with two 90 × 200 cm mattresses. There are 12 sleeping places in total.
Are towels and bed linen included?
Yes, for all booked guests.
Are sauna, jacuzzi and boats included?
Sauna access is included all year. Jacuzzi and boats are included May–October. Boats are unavailable November–April; a winter jacuzzi can be booked as an optional extra.
Is there a security deposit?
No security deposit is charged. Guests remain responsible for damage caused by misuse or negligence; normal wear, technical faults and maintenance remain our responsibility.
What about pets, cleaning and cancellation?
Check the conditions in your booking confirmation and our rental terms. Contact us before booking if your group has specific requirements.
Can the double beds be separated?
Yes. All double beds can be separated into two single beds, so you can arrange sleeping places for couples, friends or colleagues. Bunk beds remain as shown in the room allocation.
