Up to 16 guests stay in eight double bedrooms. Cook together in the kitchen, take your coffee onto the terrace and make time for the sauna. The lake is reached by the path through the forest or the road.

Flexible sleeping arrangements: all double beds can be separated into two single beds. Bunk beds are shown separately in the room allocation.

Parking & car charging
There is space for up to 5 cars. Park within the property in the designated parking area, never on the lawn. Keep roads and access routes clear.
The on-site charger has a Type 2 cable. Open Monta to see the price, start charging and pay.
What to pack
Bring food, drinks, your favourite coffee, swimwear and shower gel. We provide hand soap, washing-up liquid, dishwasher tablets, kitchen towels and a starter supply of toilet paper.
Bed linen and towels are included for booked guests. Bring any additional toilet paper you may need.

01 · Warm up & unwind
Sauna & jacuzzi
Make an evening of it: enjoy the sauna, take a break outside and settle into the warm jacuzzi.
Your private terrace sauna is included year-round. Jacuzzi is included May–October; a winter jacuzzi is an optional extra.
On each day you use the jacuzzi, add chlorine after use according to the instructions and dosage provided on site.

02 · Out on the lake
A boat trip & fishing
Head out together, explore the lake and bring a fishing rod if you fancy trying your luck.
Two motorboats and one canoe are included May–October. Boats are unavailable November–April. Wear life jackets and follow the boating instructions on site.

03 · Pack something good
Walk to the picnic spot
Pack lunch, a blanket and a flask of coffee, then head out for a walk to the picnic spot. Leave time to sit, eat and enjoy the surroundings.
Allow around 20 minutes for the walk to the cliff overlooking the lake. Wear good shoes, pack water and take your rubbish home.

04 · Stay out a little longer
Tripod BBQ & campfire bread
Cook dinner over the open fire with the tripod grill, then wrap bread dough around sticks and bake it slowly over the embers.
Use the designated fire area, check current fire restrictions and never leave the fire unattended. Put it out completely afterwards.

A relaxed evening indoors
Gather for dinner, use the house iPad and follow the in-house instructions for the screen and sound system. Use the equipment instructions in the house, and remember to sign out if you use a personal streaming account.

On the hill, Ladhus Two is the house on the right. Ladhus One is on the left and is booked separately. The entrance is at the front.
Your door code arrives by SMS one day before check-in. Contact us if it has not arrived.
Settle in
Standard check-in is 16:00. With booked early access, arrive from 13:00; housekeeping may still be working until 16:00.
Connect to Ladhus Two, the open guest Wi-Fi network. The Calm.estate network is reserved for house devices.
Keep outdoor noise down from 23:00.

04 · Before you leave
Checkout instructions
Checkout is at 10:00, or 11:00 with pre-booked late checkout.
- Leave the house tidy and take your belongings.
Put furniture and household items back where you found them and sign out of your streaming accounts.
- Clean the kitchen and start the dishwasher.
Wash pots and pans, wipe the worktops and remove leftover food. Load used dishes, add a dishwasher tablet and start the programme before leaving.
- Take all rubbish to the sorting bins outside.
Separate glass, metal, cardboard and plastic from general waste and put each material in its labelled bin. Do not leave mixed bags beside the bins.
- Moor the boats and refill the fuel can.
If you used a motorboat, leave it in the water with its motor attached and tie it securely at its designated mooring. Do not pull it out or remove the motor. Refill the supplied fuel can with the fuel specified on site.

Can we drink the tap water?
Yes. The tap water is drinkable and comes from our own water source.
How are the bedrooms arranged?
Eight bedrooms each have a double bed, providing 16 sleeping places. See the floor plan above.
Is the place private for our group?
Your booked house is exclusively for your group. Other houses at Bockaberg may host other guests; please respect shared routes and lakeside areas.
Are sauna, jacuzzi and boats included?
Your private terrace sauna is included throughout the year. Jacuzzi and two motorboats plus one canoe are included May–October. Boats are unavailable November–April; a winter jacuzzi is an optional extra.
Are bed linen and towels provided?
Yes, bed linen and towels are included for all booked guests.
Can we fish in the lake?

Is the house suitable for winter stays?
The house is heated. Boats are unavailable November–April; check your booked spa arrangements for winter stays. Contact us if your group has specific temperature or access needs.
What should we do if the power goes out?

Is there a security deposit?
No security deposit is charged. Guests remain responsible for damage caused by misuse or negligence. Normal wear, technical faults and maintenance remain our responsibility.
What about pets, cleaning and cancellation?
Follow your booking confirmation and our rental terms. Leave the house tidy and complete the short checkout checklist above. Contact us before booking if you have specific requirements.
Can the double beds be separated?
Yes. All double beds can be separated into two single beds, so you can arrange sleeping places for couples, friends or colleagues. Bunk beds remain as shown in the room allocation.
