We're a small family-run business, and we look after the houses ourselves with our team. Here you'll find everything you need for your time by the lake.

What do you need right now?
01 · Before you arrive
A little planning. More time together.
Arrange sleeping places, extras and arrival before your stay, then leave more time for your people.
18 guests. Seven bedrooms.
Seven bedrooms accommodate up to 18 guests: five double rooms and two rooms with four bunk-bed places each. Gather in the 80 m² living and dining area (10 × 8 m), which also works well for yoga sessions, and enjoy the approximately 100 m² terrace. There are two shower rooms: one with three showers and one with two rainfall showers, plus three separate toilet rooms, one with a washer-dryer. The lake is a short walk down through the trees.

Parking & car charging
There is space for up to 5 cars. Park within the property in the designated parking area, never on the lawn. Keep roads and access routes clear.
The on-site charger has a Type 2 cable. Open Monta to see the price, start charging and pay.
What to pack
Bring food, drinks, your favourite coffee, swimwear and shower gel. We provide hand soap, washing-up liquid, dishwasher tablets, kitchen towels and a starter supply of toilet paper.
Bed linen and towels are included for Airbnb and VRBO bookings, and for direct bookings made on or after 1 September 2026. For earlier direct bookings, you can add them to your booking or bring your own. Please check your booking overview for details. Optional bed-making costs SEK 80 per person and can be ordered separately before arrival. Bring any additional toilet paper you may need.

01 · Warm up & unwind
Sauna & jacuzzi
Make an evening of it: enjoy the sauna, take a break outside and settle into the warm jacuzzi.
One 3-hour session in the sauna at The Beach is included per stay, all year. The sauna seats up to 14 guests. Reserve your session in advance using the discount code sent to you by SMS. The jacuzzi at The Beach is available to book separately for an additional charge; it is not included with Ladhus One.
Please shower before every dip, including after the sauna. Wash off sunscreen, creams and body oils before entering the jacuzzi to help keep the water clean.
On each day you use the jacuzzi, add chlorine after use according to the instructions and dosage provided on site.

02 · Out on the lake
A boat trip & fishing
Head out together, explore the lake and bring a fishing rod if you fancy trying your luck.
Access to the resort boats is included May–October. Boats are unavailable November–April. Life jackets are mandatory; follow the boating instructions on site. Return motorboats with a full fuel tank. Otherwise, a charge of SEK 150 per 5 litres of fuel consumed applies.

03 · Pack something good
Walk to the picnic spot
Pack lunch, a blanket and a flask of coffee, then head out for a walk to the picnic spot. Leave time to sit, eat and enjoy the surroundings.
Allow around 20 minutes for the walk to the cliff overlooking the lake. Wear good shoes, pack water and take your rubbish home.

04 · Stay out a little longer
Tripod BBQ & campfire bread
Cook dinner over the open fire with the tripod grill, then wrap bread dough around sticks and bake it slowly over the embers.
Use the designated fire area, check current fire restrictions and never leave the fire unattended. Put it out completely afterwards.

A relaxed evening indoors
Gather for dinner, use the house iPad and follow the in-house instructions for the screen and sound system. Use the equipment instructions in the house, and remember to sign out if you use a personal streaming account.
How do we play sound through Sonos?
Press and hold the TV button on the Apple TV remote. Choose Audio Output, then select Sonos.
If Sonos does not connect, briefly unplug the small black Apple TV box beside the projector. Plug it back in, then open Audio Output again and select Sonos.

On the hill, Ladhus One is the house on the left. Ladhus Two is on the right and is booked separately. Follow the forest path or the road down to the lake.
Your door code arrives by SMS one day before check-in. Contact us if it has not arrived.
Settle in
Standard check-in is 16:00. With booked early access, arrive from 13:00; housekeeping may still be working until 16:00.
Connect to Ladhus One, the open guest Wi-Fi network. The Calm.estate network is reserved for house devices.

04 · Before you leave
Checkout instructions
Checkout is at 10:00, or 11:00 with pre-booked late checkout.
- Leave the house tidy and take your belongings.
Put furniture and household items back where you found them and sign out of your streaming accounts.
- Strip the used beds.
We’re a small family-run team, and your help makes a real difference to Inga, who looks after our houses. Please remove used sheets, duvet covers and pillowcases, and leave the used bed linen provided by us together by the entrance. Leave duvets, pillows and mattress protectors on the beds, and take any linen you brought yourself home. Thank you for helping us care for the house.
- Clean the kitchen and start the dishwasher.
Wash pots and pans, wipe the worktops and remove leftover food. Load used dishes, add a dishwasher tablet and start the programme before leaving.
- Take all rubbish to the sorting bins outside.
Separate glass, metal, cardboard and plastic from general waste and put each material in its labelled bin. Do not leave mixed bags beside the bins.
- Moor the boats and return them with a full fuel tank.
If you used a motorboat, leave it in the water with its motor attached and tie it securely at its designated mooring. Do not pull it out or remove the motor. Refill the fuel tank with the fuel specified on site. If the motorboat is not returned with a full tank, a charge of SEK 150 per 5 litres of fuel consumed applies.

Can we drink the tap water?
Yes. The tap water is drinkable and comes from our own water source.
How are the bedrooms arranged?
Five double bedrooms and two four-person bunk rooms provide 18 sleeping places. See the floor plan above.
Is the place private for our group?
Your booked house is exclusively for your group. Other houses at Bockaberg may host other guests; please respect shared routes and lakeside areas.
Are sauna, jacuzzi and boats included?
One 3-hour sauna session at The Beach is included per stay, all year. Reserve in advance using the discount code sent by SMS. The jacuzzi at The Beach is a separately booked extra and is not included with Ladhus One. Resort boat access is included May–October; boats are unavailable November–April. Is the house suitable for winter stays?
The house is heated. Boats are unavailable November–April; check your booked spa arrangements for winter stays. Contact us if your group has specific temperature or access needs.
What should we do if the power goes out?

Is there a security deposit?
No security deposit is charged. Guests remain responsible for damage caused by misuse or negligence. Normal wear, technical faults and maintenance remain our responsibility.
What about pets, cleaning and cancellation?
Follow your booking confirmation and our rental terms. Leave the house tidy and complete the short checkout checklist above. Contact us before booking if you have specific requirements.
Can the double beds be separated?
Yes. All double beds can be separated into two single beds, so you can arrange sleeping places for couples, friends or colleagues. Bunk beds remain as shown in the room allocation.
