A private lakeside retreat designed for time together

Some places are impressive because of what has been built there.

Others stay with you because of how they make you feel.

The Cliff belongs to the second kind.

At the end of a private forest road near Ulricehamn, the landscape opens into ten hectares of cliffs, meadows, ancient trees and untouched shoreline. There are no neighbouring houses in sight. Only forest, water and the changing light across the lake.

This is where we are creating the newest Calm Estate retreat.

A place for families and friends to slow down, spend time together and leave with memories that last long after the journey home.

We found a place, not a house

When we first arrived, it was not the existing buildings that captured our attention.

It was the land.

The granite cliffs descending towards the water. The old oak trees standing among ferns and meadow grass. The sheltered beach. The uninterrupted view across the lake. And the feeling that, despite being only ten minutes from Ulricehamn, the outside world had almost disappeared.

That feeling became the starting point for everything that followed.

We did not want to place an ordinary holiday home in an extraordinary landscape. We wanted to create a retreat that would allow the landscape to remain the main character.

And as little as possible between the guests and the nature surrounding them.

Designed around moments, not rooms

We believe the most memorable holidays are rarely defined by a checklist of amenities.

They are remembered through moments.

Morning coffee while the lake is still completely calm.

Children disappearing down towards the beach.

A boat leaving the private dock.

Breakfast slowly turning into lunch.

A long dinner on the terrace.

A late sauna beside the water.

Conversations continuing after everyone had planned to go to bed.

The Cliff has been designed around those moments.

The main house and separate guest house will accommodate up to 14 guests across seven bedrooms. Large shared spaces create room for everyone to gather, while the two buildings and several living areas make it possible to find privacy when it is needed.

The result is a place intended not simply to accommodate a group, but to help that group spend meaningful time together.

The lake is part of the house

At The Cliff, the experience does not stop at the terrace.
The property has its own shoreline, sandy beach and private dock. Two boats will be available for guests, making it easy to explore the lake, fish, swim from a quiet bay or simply head out on the water without a destination.

Closer to the house, the terrace will include a jacuzzi and sauna. Down by the lake, a larger sauna will offer an entirely different experience: heat, cold water and uninterrupted views across the landscape.

The aim is for the lake to feel like part of everyday life during the stay, rather than something that is only seen through a window.

The Cliff will welcome its first guests from mai 2027.

Ten hectares entirely to yourselves

Privacy is one of the rarest forms of luxury.

The Cliff is surrounded by ten hectares of private land, including woodland, meadows, rocky outcrops, shoreline and old trees that have stood here for generations.

Guests will have the whole estate to themselves.

There are no shared facilities, nearby holiday cottages or passing crowds. The two-kilometre private road creates a genuine sense of arrival, yet the property remains accessible by a standard car throughout the year.

Ulricehamn, with its shops, supermarkets, cafés and restaurants, is approximately ten minutes away. Gothenburg can be reached in around one hour.

The Cliff feels remote without being difficult to reach.

A retreat for every season

The house is being created for year-round stays.

Summer will be shaped by swimming, boating, long evenings and time outdoors.

Autumn will bring changing colours, quiet walks and fires inside.

Winter will make the saunas, jacuzzi and large shared living spaces the centre of the experience.

And in spring, the forest floor, meadows and shoreline will slowly come back to life.

Each season will change the atmosphere of the place, but the reason for visiting remains the same: uninterrupted time with the people you came with.

Currently being brought to life

The Cliff is currently under construction and is scheduled to welcome its first guests from may 2027.

The images shown are carefully created architectural renderings, designed to represent the completed property as accurately as possible. Some individual materials, furniture pieces, vegetation or smaller details may change during construction, but the architecture, layout, atmosphere and overall design will remain true to what is presented here.

We will continue to share the development of the property as the house takes shape.

The Cliff is not for everyone

The Cliff is designed for families, friends, nature lovers and guests who value privacy, calm surroundings and time outdoors.

It is not intended for parties, loud events or groups looking for nightlife and crowded attractions.

But for those whose idea of luxury is having an entire shoreline, forest and lake almost entirely to themselves, it may be exactly the right place.

The Cliff is now available for stays from May 2027
